30A Florida: Complete Guide to the Beach Towns

Highway 30A runs 24 miles along the Florida Panhandle between Destin and Panama City Beach β€” and the stretch of coast it traces is unlike anything else on the Gulf. Rare coastal dune lakes, protected natural beaches, and a collection of planned communities that have become some of the most coveted real estate in the South. Here's how to understand 30A and make the most of a trip here.

What Is 30A?

β€œ30A” refers to County Road 30A in Walton County, Florida β€” a scenic two-lane road that hugs the Gulf from Miramar Beach (near Destin) in the west to Inlet Beach (near Panama City Beach) in the east. The road passes through or alongside more than a dozen distinct communities, each with its own character, price point, and atmosphere.

What makes 30A different from the rest of the Panhandle is what isn't here: no high-rise condo towers on the beach (development height restrictions protect the dune-to-water view), no strip malls on the Gulf side, and the remarkable dune lake system that exists in only a handful of places on earth. The beaches are protected, the water is the same emerald Gulf, and the overall atmosphere runs noticeably more upscale and less commercial than Destin or PCB.

The 30A Communities

Moving from west to east along 30A, here's what you'll find in each community:

Miramar Beach

The westernmost 30A community and the most accessible from Destin. Miramar Beach is more developed and slightly more affordable than the communities further east β€” a solid base if you want to use both Destin and 30A without committing to either fully. The Sandestin Golf and Beach Resort anchors the western end and offers an all-inclusive resort experience within the 30A corridor.

Dune Allen Beach & Blue Mountain Beach

Blue Mountain Beach holds the distinction of being the highest point on the Gulf of Mexico β€” a 65-foot dune that creates a genuinely dramatic landscape by Gulf Coast standards. Both communities are quieter and less visited than Seaside or Rosemary Beach. The beach here is excellent and the dune lakes in this area (including the iconic Western Lake) are accessible and beautiful.

Grayton Beach

Grayton Beach is one of the original 30A communities β€” a funky, low-key beachside village with more of a laid-back character than the planned communities further east. Grayton Beach State Park is directly adjacent and is consistently rated among the best state parks in Florida: natural dunes, crystal-clear dune lakes, and a Gulf beach that rarely gets as crowded as the park's reputation would suggest. Red Bar is the legendary local music venue and restaurant β€” the anchor of Grayton's social scene.

WaterColor

WaterColor is a New Urbanist planned community adjacent to Grayton Beach State Park, built around the WaterColor Inn β€” one of the nicer boutique resort hotels on the Panhandle. The community has a private beach club, a large community pool, and pedestrian-friendly layout. It's the right base for travelers who want resort amenities within the 30A aesthetic.

Seaside

Seaside is arguably the most famous town on 30A β€” the original New Urbanist planned community, built beginning in 1981, that became the template for thoughtful resort development across the country. The town's pastel Victorian-influenced architecture, narrow streets, and central market square create a genuinely charming pedestrian environment. It was also the filming location for The Truman Show (1998), which gives the town a slightly surreal quality when you recognize the architecture from the film.

Seaside's Airstream food truck village (β€œAirstream Row”) is one of the best casual dining spots on the Panhandle β€” a collection of food trucks and small restaurants along the main beach access that draws a crowd regardless of the season.

Seagrove Beach & Seacrest Beach

Seagrove and Seacrest offer the 30A experience at slightly lower price points than Seaside or Rosemary Beach. Good beach access, less name recognition, and vacation rentals that run 10–20% less than the marquee communities. Worth considering if you want to be on 30A without paying the absolute peak rates.

Alys Beach

Alys Beach is the most architecturally striking community on 30A β€” an entirely white-walled planned town inspired by Moroccan and Caribbean architecture. The visual effect is genuinely unusual for the Gulf Coast: white stucco walls, courtyards, and carefully choreographed sight lines down to the Gulf. It's also the most expensive community on 30A. Rental rates here are at the top of the Panhandle market.

Rosemary Beach

Rosemary Beach sits at the eastern end of 30A β€” a European-influenced planned community with cobblestone streets, Dutch West Indies-style architecture, and a high-end dining scene centered on Town Hall. The community has a strong second-home market and the rental prices reflect it. The beach here is excellent and the pedestrian character of the town makes it one of the more walkable 30A communities.

The 30A Dune Lakes

One of 30A's most remarkable features is its system of 15 coastal dune lakes β€” a geographic phenomenon found in only a handful of places in the world (the others are in Madagascar, Australia, New Zealand, and Oregon). These are freshwater to brackish lakes that sit behind the dunes, separated from the Gulf by a narrow barrier. Periodically, storm surges or high water levels create an β€œoutfall” β€” the lake breaches the dune and connects temporarily to the Gulf.

The dune lakes are accessible for kayaking and paddleboarding (several rental outfitters operate along 30A), and the views from the lake toward both the dune and the Gulf are unlike anything else on the Panhandle. Western Lake (Grayton), Deer Lake (Seagrove), and Draper Lake are the most visited.

The Beaches

The 30A beaches are among the best on the Gulf Coast. The Panhandle's white quartz sand and emerald water run through the entire 30A corridor, and the height restrictions that limit development mean you're looking at natural dune vegetation behind you and open Gulf in front of you β€” not a wall of condo towers.

  • Grayton Beach State Park β€” the best state park beach on 30A; $6/vehicle day use; natural dunes, dune lake access, camping
  • Deer Lake State Park β€” small, quiet, with access to Deer Lake and a Gulf beach; often less crowded than Grayton
  • Seaside beach access β€” free public access through multiple beach walkovers; the most walkable beach setup on 30A
  • Rosemary Beach public access β€” multiple public beach walkovers with free parking nearby

Eating and Drinking on 30A

The dining scene on 30A is one of the better arguments for basing here rather than in Destin or PCB. It trends more toward upscale local restaurants and less toward chain seafood operations:

  • Airstream Row (Seaside) β€” the food truck village on the beach side of 30A at Seaside; ideal for breakfast and lunch; Frost Bites (ice cream), Pickles Deli, and rotating vendors
  • The Red Bar (Grayton Beach) β€” a Gulf Coast institution; funky decor, live music, French-Creole influenced menu; lines are long in season but worth it
  • George's at Alys Beach β€” the anchor restaurant of Alys Beach; upscale, excellent Gulf seafood, good cocktails
  • Old Florida Fish House (Santa Rosa Beach) β€” local's pick for casual waterfront dining with Gulf views
  • Scenic 30A Coffee (multiple locations) β€” the 30A local coffee chain; essential for mornings

Things to Do on 30A

  • Cycling the 30A corridor β€” a paved bike path runs much of the 30A route; cycling between communities is one of the signature 30A experiences and one of the best ways to move between beaches and dining options
  • Kayaking the dune lakes β€” rent from local outfitters; Western Lake and Deer Lake are the best options; morning paddling in calm conditions is exceptional
  • Grayton Beach State Park hiking β€” trails through the scrub pine and oak ecosystem behind the dune; the nature trail loop is 45 minutes and gives you a very different perspective on the coastal landscape
  • Sunset at Western Lake outfall β€” when conditions produce the lake-to-Gulf outfall, it creates a beautiful temporary inlet; check local conditions before planning around it
  • 30A Songwriters Festival (January) β€” an annual multi-venue music festival spread across 30A communities; one of the better shoulder-season events on the Panhandle

Best Time to Visit 30A

  • May (early): Water warming up, crowds minimal, prices well below summer peak. The best overall value window on 30A.
  • June–August: Peak season β€” maximum crowds, maximum prices, and the best water conditions. Book rentals 4–6 months ahead for summer on 30A.
  • October: Excellent β€” same reasons that make it great everywhere on the Gulf Coast, plus the 30A Seafood Festival typically runs in October. See our October Gulf Coast guide.
  • January: Low season, low prices, and the Songwriters Festival; good for couples and music fans who don't need beach weather

30A vs. Destin: Which Is Right for You?

  • Choose 30A if: You want a more upscale, less commercial atmosphere; you value architectural character and walkable town centers; you're traveling as a couple or with older children; you're interested in the dune lakes and natural features beyond the beach
  • Choose Destin if: You want the maximum concentration of dining and activity options; you specifically want Henderson Beach State Park or Harborwalk Village; you're bringing young children who want the full resort activity menu
  • The hybrid move: Base on 30A and take a day trip to Destin β€” 30–45 minutes on Highway 98 puts you at Henderson Beach or Harborwalk Village for an evening without paying Destin rental rates
