The sand along 30A is essentially identical from one end to the other — 26 miles of the same sugar-white quartz and the same emerald water. What differs, enormously, is whether you can park.
So this is not a ranking of sand quality. It is a ranking of public access: where you can actually get onto the beach without being a guest of a private community, what it costs, and how early it fills.
How This Works
30A's defining problem is that much of the beachfront is privately owned by the communities behind it. Public access exists — Walton County maintains regional beach accesses — but parking at them is limited and competitive. A beach you cannot park at is not a beach you can use.
Each entry below is judged on access, parking, crowd, and what it is best for. Verify current parking rules and fees before you go; Walton County has been actively changing them.
1. Grayton Beach State Park
The best beach access on 30A, full stop. Guaranteed parking, restrooms, boardwalks, protected dunes, and a coastal dune lake — for a state park day-use fee that undercuts most private lots on the road. The beach itself has spent years on national best-beach lists.

2. Ed Walline Regional Access (Gulf Place, Santa Rosa Beach)
One of the larger county accesses at the western end, with a decent-sized lot, restrooms, and shops and restaurants right there at Gulf Place. The best combination of real parking and walkable amenities on 30A.
Fills by mid-morning in summer. Good for families who want facilities close by.
3. Blue Mountain Beach Regional Access
Mid-road, moderate lot, restrooms. Blue Mountain sits on the highest elevation along this coast, which is not saying much but does give the access a slightly different feel. Less hyped than its neighbors, which helps.
4. Santa Clara / Van Ness Butler Regional Access (Seagrove)
Close to Seaside without being in it — which matters, because Seaside's own beach access is largely for guests and property owners, and the parking situation there is famously difficult. Park here instead and walk.
5. Inlet Beach Regional Access
The eastern end, and one of the better-provisioned county accesses after recent improvements — a larger lot and facilities. It is also the closest 30A access to Panama City Beach, which makes it the practical day-trip entry point if you are staying east.
6. Dune Allen Regional Access
Western end, smaller, quieter. Fewer amenities and fewer people, which is the trade. Good if you are staying nearby and do not need anything from the beach but the beach.
Honesty Check on the Famous Names
Seaside is the most photographed town on 30A and its beach is largely for guests and owners. You can visit the town easily; you cannot casually park and use its beach. Plan accordingly.
Alys Beach and Rosemary Beach are similar — beautiful, walkable, worth seeing, and their beaches are private. Visit the towns, swim elsewhere.
Grayton Beach the town is the old, scruffy, likeable one, and the state park next to it is public. This is the exception where the famous name and the good access line up.

When to Go for Fewer People
Before 9 a.m. or after 4 p.m. in summer, any weekday, and anything outside June through August. October is the best month on this road — warm water, open restaurants, and parking that stops being a competitive sport. Our 30A month-by-month guide covers the calendar.

The sand is the same everywhere on 30A, so pick your beach by parking. Grayton Beach State Park is the reliable answer, Ed Walline is the best all-rounder with amenities, and the famous private-beach towns are for walking around rather than swimming at. Better still: book a rental with beach access included and skip the problem entirely.
